The Acworth Basement We Refused to Frame Until the Water Stopped
Two other bids offered to frame this basement in three weeks. Neither looked outside. The efflorescence on the block wall meant framing first would have trapped moisture inside new walls.

The family needed a guest suite and a real hangout space for teenagers, and had been told a basement finish was straightforward.
They mentioned a musty smell after heavy rain but had never seen standing water, so no one had treated it as a problem.
White mineral crusting ran along the base of the north block wall — that's water passing through masonry, not condensation.
Outside, the grade fell toward the house for the last four feet and two downspouts discharged within a foot of the foundation.
We ran a moisture meter across the slab under plastic overnight. Readings confirmed vapor drive through the slab as well.
- Fix the water before spending a dollar on finishes: re-grade the north side away from the house, extend both downspouts 12 feet underground, and install a French drain along the low corner.
- Then a vapor-managed assembly inside — rigid foam against the block, treated bottom plates, and a slab vapor barrier under the flooring.
- We told them plainly this added about three weeks and $14,000 versus the framing-first bids, and why the cheaper sequence would have cost more in five years.
Weeks 1–2 — Exterior water control
Re-grade, buried downspout extensions, French drain to daylight, then a monitored wet week before touching the interior.
Weeks 3–4 — Framing and rough-in
Rigid foam, framing off the block, egress-compliant window in the guest room, plumbing for the bath and bar, HVAC extended and balanced.
Weeks 5–6 — Drywall and ceiling
Drywall, access panels at every valve and cleanout, and sound insulation between the media wall and the guest suite.
Weeks 7–8 — Finishes
LVP over vapor barrier, tile bath, cabinetry and quartz at the bar, trim and paint.
Week 9 — Commissioning and punch list
Airflow checked room by room, dehumidification confirmed, permit final signed off.
- Interior relative humidity holds in the 45–55% range through Georgia summers with no musty return after rain.
- The guest suite is code-compliant with proper egress — a detail both cheaper bids had omitted.
- 1,150 square feet of conditioned living space added for $96,000, roughly $83 per square foot.
In North Georgia clay, basement finishing is a water project first and a carpentry project second. If a bid doesn't mention grade and downspouts, it isn't a complete bid.
