Three different moisture sources
- Bulk water — visible intrusion after rain, usually from grade, gutters, or hydrostatic pressure
- Vapor — moisture moving through concrete without visible water
- Humidity — warm interior air condensing on cool below-grade surfaces in summer
Each source needs a different response
Bulk water is corrected outside: grading, downspouts, drainage. Vapor is managed with the wall assembly. Humidity is managed mechanically. Choosing the wrong response is how homeowners spend money without solving the problem.
Verify before you frame
- Watch the space through a full wet season if there's any history of intrusion
- Check foundation walls for efflorescence and staining
- Confirm every downspout discharges well away from the foundation
- Confirm the grade slopes away on all sides
- Measure summer humidity in the space
Other things to resolve first
- Ceiling height and existing mechanical routing
- Egress requirements if any room will be a bedroom
- Whether existing HVAC can condition the added space
- Access to mechanical equipment, cleanouts, and shutoffs after finishing
Two-phase is often the right answer
Correcting water this season and finishing next season costs less than finishing now and rebuilding later. If a contractor is willing to sequence the work that way, it's usually a sign they've seen the alternative.
- Identify which of the three moisture sources you actually have.
- Bulk water gets fixed outside, not at the interior wall.
- Don't block permanent access to mechanical equipment.
- Phasing water correction ahead of finishing is cheaper than rework.
